IS THIS A MAINTENANCE COMMUNITY?

YES.   

 

HOW MUCH IS THE HOMEOWNERS ASSOCIATION?

Total: $157.54

Raintree: is $37.54 a month.  That allows you access to the pool, clubhouse and the 220 acre lake.  Jet ski, fish, swim, motor boats, pontoon boats  (you can rent) and sailboats are allowed.  Raintree Association will give you complete regulations as a new homeowner.  Fountains at Raintree: is $120.00 a month.  Your community provides trash pick up, snow removal, mowing, weeding, fertilizing, maintains the trees and bushes in front of the home,  watered lawns and a regulated lawn sprinkler system, irrigated common areas, stocked pond, fountains on the pond and the main entrance, putting green, gazebos, white rail fence and over 2 miles of walking trails.

 

HOW DO THE LAWN SPRINKLER SYSTEMS WORK?

Your underground system is on a separate meter away from your home.  You will never have to regulate the system.  The lawn maintenance company takes care of the whole community to maintain the system for your yard as well as the 17 acres of common area for the community.  The water is paid for you out of the monthly Homeowners Association.

 

WHAT ABOUT THE EXTERIOR OF MY HOME?

The exterior is virtually maintenance free.  We do NOT provide outside maintenance on the home. The outside of the home is constructed of:

· Alside vertical vinyl siding has a manufacturers warranty.

· Stucco is applied and cured before applying an acrylic paint seal.

· Brick or stone accents.

· Aluminum columns and railing have a baked enamel finish.

· 40 year Timberline roofing.

· Full view storm doors are on all exterior front and back doors.

· Deck flooring and posts are cedar.

 

HOW MUCH ARE THE TAXES?

This is Cass County.  You can figure new construction at 1.325% of your sales price.  If we were in Jackson County the taxes would be figured at 1.5% of the sales price.  That’s a quick reference of  estimated  taxes.  The Title Company will figure your estimated yearly taxes for closing.

 

WHAT COMES WITH MY HOME?

· Security system—your first year is free when you sign a two year contract.

· Central Vac includes the equipment and floor dust pan under the kitchen sink.

· Attic fan.

· Tile in entry, bath floors, master shower and laundry.

· Storm doors anywhere there’s an outside door.
