Homeowners at The Fountains at Raintree Lake have access to all of the amenities and services outlined by Raintree Lake Property Owners, who is the master association, and collect their own dues

The Fountains at Raintree Lake HOA

The HOA is governed by an elected board. The board meets quarterly at the Raintree Lake Clubhouse and all residents are invited to attend.

The quarterly dues are $531.34 and cover the maintenance of all of the common grounds, lawn mowing, edging, blowing, lawn applications, leaf removal, snow removal.

 

Management Company

Day-to-day management services for our community are provided by Area Real Estate Services in Independence. Our primary contact is Sandy Turner and she can be reached at 816 797-0112 or arearealestate@hotmail.com. Their office is open Monday through Friday, 8:00 to 4:30. Their mailing address for dues or other correspondence is PO Box 110, Independence, MO 64051.

Neighborhood Services

Trash Services

Weekly trash pickup is provided by the HOA. A wheeled covered bin is provided by GFL. Trash is picked up every Monday. Trash bins must be curbside no later than 7:30 AM on Monday. Trash bins can be set out on Sunday evening after sunset. Nothing will be picked up unless it is inside of the cart. The trash bin should be returned to your garage by Monday evening. The bin cannot be stored outside.

Recycling and lawn refuse pickup is available from GFL for an additional charge, which will be billed to you directly. GFL can be contacted by calling 816-380-5595.

Lawn Services

Lawns are mowed weekly, including trimming and blowing, by the HOA. Service is usually on Wednesdays. Lawns receive scheduled applications of fertilizer and weed control. Common ground trees are maintained by the HOA. Trees and shrubs on homeowners' lots are the owner's responsibility.

Lawns are irrigated by the HOA one to three times a week during warm weather.  THE HOA pays for the water for the irrigation as well as all expenses for repairs/replacements. The frequency of irrigation depends on weather conditions. The day and time of your irrigation schedule depends on your house location. Irrigation changes for individual lots will be paid by the owner. All other lawn services are the homeowners responsibility.

Snow Removal

When snowfall exceeds 3 inches, the HOA clears the driveway, walkway and front porch. City sidewalks and walking trails are not cleared. Blowing and drifting may cause temporary drifts, but unless the locally measured snowfall is more than 3 inches, this will not be removed. When the city plows the streets, should they push snow onto your approach, from the street, our contractor will not return to remove it. The association does not use any ice melt.

Other Services

Homeowners are also members of The Raintree Lake Property Owners Association (RLPOA). The Association will bill you quarterly. These quarterly dues are in addition to your Fountains quarterly dues and are billed to you separately. Your RLPOA membership provides benefits such as lake access, swimming pool, clubhouses and scheduled activitiies.
